The development will provide a mix of family homes including some wheelchair-accessible homes designed to support a wide range of housing needs within the local community.
The housing mix includes:
- 13 three-person, two-bedroom houses;
- 3 five-person, three-bedroom houses;

- 2 two-person, one-bedroom apartments.
The development cost for the scheme is £5.18 million, including £2.6 million in private investment and £2.5 million in grant funding. Planning approval for the development was secured in 2020 for a site located north of 78 Armagh Road, Newry. The scheme is being delivered through a Design & Build Agreement in partnership with GEDA Construction.
Work commenced on site on 31 March 2026, with site set-up currently ongoing. The homes are scheduled for handover in September 2028.
Once complete, the wider development area is expected to accommodate approximately 89 people, providing much-needed energy efficient, affordable, modern housing in a highly accessible location close to schools, retail and local services. The site benefits from proximity to a range of amenities, including being within walking distance of St Colman’s College, St Joseph’s Boys’ High School, and Damolly Retail Park.
